Beacon House: Capita’s Belfast headquarters on the market for £4.6m

Outsourcing giant’s lease on Clarendon Dock building due to run until 2028

Beacon House, the Belfast base for the outsourcing giant Capita, has gone on the market.

Offers of £4.6 million are being sought for the 51,028 sq ft office building in the Clarendon Dock business park.

The five storey building is let in its entirety to Capita, which is currently paying £675,000 per year in rent.

A major contractor for government and local authorities, Capita is contracted to deliver managed IT services for all Northern Ireland schools.

Capita is also contracted to carry out health assessments for people applying for personal independence payment (PIP).

Its lease at Beacon House is due to run until August 2028, but it has a break option at the end of August 2026.

According to the listing, the outsourcer has sublet two of office building’s five floors.

Completed in 1999, Beacon House was developed by Cusp Group, later renamed Valto.

The business, owned by brothers Shamus and Francis Jennings, collapsed in 2013.

It’s understood Beacon House was sold on to another firm controlled by the Jennings family.



Selling agent CBRE NI said the property is held long leasehold for 175 years from 1998.

James Turkington, senior surveyor at CBRE, said: “As a flagship building situated on a unique headland site in Clarendon Dock, Beacon House represents an excellent investment opportunity with the building being periodically refurbished over the last decade.”
