Developer progresses bid for £250m residential scheme in Downpatrick

Kap Properties is planning to build 1,100 homes in the Co Down town

A County Down property developer has progressed a £250 million plan to build 1,100 homes in Downpatrick.

Cosy Group subsidiary Kap Properties has formally submitted its bid for the 128-acre site next to St Patrick’s Golf Club.

Philip Polly’s property firm first announced the plans last July, which include new neighbourhood facilities and a site for a new primary school in Downpatrick.

Following several months of community consultation, the bid has now progressed to a full planning application.

Based in Downpatrick, the Cosy Group of companies primarily focus on roofing services, including insulation and solar panels.

Mr Polly set up his home development arm in 2014.

Kap Properties has already built a number of housing schemes, mainly in south Down, but it is currently progressing a new development in Holywood.

Its most ambitious project to date involves a significant area to the north-east of Downpatrick, with plans for a new distributor road between the Saul Road and the Ballyhornan Road.

The housebuilder’s plans also include social and affordable homes, while the proposed neighbourhood centre would feature retail outlets and community facilities.

Kap said a site has been included for a new primary school, but added that any further development would be subject to need and discussions with the Department of Education.



The company said: “Should it be identified that existing education provisions within the catchment area of Downpatrick are sufficient in serving both the local population with sufficient capacity to absorb any increase in population, the lands set aside for a school will be developed for housing.”
